Further Information

The house is double glazing throughout and the lofts are heavily insulated (DPE 10.84 A, GES 4.63 A). The house was originally equipped with oil central heating. This has been supplemented by the addition of a large (14.3m2) array of solar panels on the garage to supply hot water. The house also has two wood burning cookers to provide additional heating. The immediate area is called the Petites Pyrénées and is ideally suited for cyclists, hill walkers, artists and bird watchers. The house is situated on the outskirts of Couladrère village with views of the snow capped Pyrénéan mountains to the south and overlooking the busy market town of Cazères to the north.

The property is located just outside of the village of Couladère, Haute-Garonne, Midi-Pyrénées. Couladère is a small residential village with no shops or restaurants. The only amenity in the village is the Marie’s office. However, just a short walk away on the opposite side of the Garonne river (1.5km from the house) is Cazères-sur-Garonne with all the amenities that one gets in a typical French town – schools, doctors, dentists, 3 supermarkets, hardware store, 12 hair dressers (so I’m informed), numerous restaurants, boulangeries and cafés. There is a small old town area with narrow streets and small shops. A street market is held in Cazères-sur-Garonne on Saturday mornings.

This property is conveniently located for Toulouse airport (63km). Other airports in the region include: Tarbes (113km); Pau (151km); Carcassonne (145km). It is a 35 minute drive from south Toulouse by the motorway 64. The nearest skiing can be found at Superbagnères and Guzet, both resorts are just over 1hrs drive from the house.

If you like organic foods then there is a weekly organic market in Cazères-sur-Garonne on Wednesday 4.30-7.00pm, there is also the local Saturday market with some organic stalls (Saturday 8.30am-1.00pm). There are organic shops in nearby towns: Montesquieu-Volvestre, Portet-sur-Garonne, St Gaudens, Muret, and Carbonne.

This house is large but economical to run. Iindependently verified Energy Consumption and CO2 Emissions ratings AA. These ratings were achieved with full occupancy (this is not a holiday home). You won't find any other large house for sale in France with that level of rating. Furthermore, the house is in good condition and has been well maintained.
