Traditional mixed field hedge to one side. Mature beech hedge at front and beside drive. Seasonal wildlife pond planted with native wetland plants, with grass surround and mature shrubs. Rear and front gardens plus buildings approximately ½ acre. There is a good sized patio, flower borders, herb bed, poultry run, polytunnel and raised vegetable beds. This leads onto a 2 acre south facing field including 3 year old mixed fruit orchard. The field is bordered by New House Wood which was planted in 1992. It is 1 acre of native trees planted for amenity and wildlife habitat in the short term and a valuable crop of oak and ash trees in the longer term. In addition to oak and ash it has maturing stands of alder, wild cherry, small leaved lime, beech, hornbeam, silver birch and filed maple. All of the land has been managed organically for the last 9 years. Thinnings from the professional woodland management provide fuel for the wood burning stove.

Victoria Meadow combines the practicality of a modern home with the character of a period house. The combination of good insulation, solar water heating, the wood burning stove and the conservatory mean that we only refill our oil tank every 2 years. The downstairs floors are all hard surfaces – quarry tile in the hall, kitchen, utility room and cloakroom; decorative slate in the dining room and oak strip in the sitting room and conservatory. The 3 ½ acres of good, formerly horticultural, land would suit anyone with an interest in large scale gardening / smallholding / wildlife.
It is in a very pretty village with good facilities and an excellent community spirit (the shop & post office is a community owned co-operative). The village hall has regular film showings & yoga classes as well as the traditional harvest supper and many other activities. The village pub combines excellent food with a friendly atmosphere. The church is well supported and there are excellent schools in the local area.
