Glentrool is a remote community (pop. Approx 80) with few facilities but with a good bus service (six a day) from the market town of Newton Stewart (10 miles) to Girvan on the Clyde coast (26 miles and with a rail connection to Glasgow) - the bus stops within yards of the house. Both towns have all facilities, as well as being attractive in their own right. It is in a central position in the beautiful Galloway Forest Park in SW Scotland, an accredited Dark Skies Park and also a UNESCO recognised Biosphere. The village street lights are white down-directed LEDs.

This is a fantastic area for walking, cycling and other mountain and loch pursuits.

The house is set in decent size gardens, with open aspect over village green at front, and private rear garden. There is plenty of parking space (room for 2 cars maybe 3 in the drive) alongside the house with also a wood shed and a timber workshop with power and light - another old garden shed is in process of demolition and will be the coming winter's kindling! There is also a lean to greenhouse at the gable end.

The house has a PVC multi- bolt aluminium front door, and double glazed PVC windows throughout. Downstairs there is a through lounge, heated by a 7kw multifuel burner- this is a forest village and timber is plentiful. Also a second downstairs room, currently a 3rd bedroom/office. There is also a fitted kitchen with new electric cooker , washing machine, fridge & freezer, with a modern aluminium secure door to a sunny 5 metre conservatory. There is also a downstairs 'walk-in' shower room with WC and washbasin. Multi- paned timber door from main lounge to stairs up.

Upstairs there are two bedrooms, both with pleasant & private views, the first has an ensuite WC/washbasin and the second has an ensuite WC and bath.

The house is insulated by cavity wall filling and roof insulation rolls to a depth of 270mm, much MORE than is required by current energy saving standards.

Solar panels (2.15kw) were installed on the roof in July 2011, and give a seriously subsidised electricity supply as well as incoming quarterly cheques (at the original rates!) from the electricity company SSE which add up to a tax free income of over £700 pa. This is Government guaranteed until 2036 at the top rates- newer installations attract a much lower income. Much of the electricity is now supplied by an Air Source Heat Pump which supplies constant hot water as well as heating. There are radiators throughout the property, and the electric power cables were totally renewed in 2011 (contractor's bills available). The result of this is that energy bills are very low and there are no boilers/tanks and other space wasters anywhere in the living space. No LPG/oil bills, and maintenance is minimal. All this is to be transferred to any new owner as part of the sale.

The price is £99,500-fixed price, having been reduced from £115,00 recently. NB the Home Report surveyor (this is compulsory in Scotland) knew nothing of alternative energy, and placed NO value on the alternative energy installation (cost £16,000) and hence valued the property at £100K, ie exactly the same as neighbouring recent house sales with orthodox heating systems. The report is available but pretty useless, in our opinion. The income alone is guaranteed (index-linked and tax free) for 23 more years at £700 plus per annum- you can do the sums- we have no intention of removing solar panels or the heat pump!
