Totara Bank is a new lifestyle land project, close to Masterton in the Wairarapa district of North Island New Zealand.
The key project philosophies are:
• to provide a lifestyle option with small building plots, but extensive open common land in a park-like setting,
• to design the development to optimise the use of natural occurring renewable energy, to promote energy efficiency measures,
• to design a more sustainable land development, carried out with respect to the naturally occurring land form, flora and fauna, and
• To design a setting that passively creates a healthy lifestyle.
Each of the eight lot owners will own a building section and a 1/8th share in the remaining 6Hectares of common land. Native bush species, fruit trees, pine nut & other nut trees, and olives have been planted for common use. A 1 kilometre walking track around the property, its lake and planted areas also gives owners access to the Ruamahanga river reserve.
Extensive design work, including a master’s degree thesis on the development, ensures that each lot has guaranteed ongoing access to solar energy for passive solar design or active photovoltaic energy harvesting. A community wind turbine adds to the renewable energy provision on site, as does the use of a coppicing firewood lot to provide a carbon–neutral renewable heat energy supply. The size of the wood lot has been calculated to balance the thermal energy demand from all of the house sites at Totarabank using the building performance index, a measure of a building’s thermal energy efficiency.
Totarabank has one national grid connection, and an internal grid so that owners can purchase electricity from the grid, or sell excess energy to other lot owners, or back to the national grid.
Land area 1200m² to 2100m² with common ownership (between 8 lots) of additional 6 Hectares (15 acres).

Renewable energy fittings - Commonly owned 6kW wind turbine and 1kW PV. 1000 coppicing firewood trees planted to provide carbon-neutral heating fuel source.
Other sustainable construction features - All houses must comply with a Building Performance Index requirement – an energy efficiency factor dependent on insulation, orientation etc. see website. Solar water heating is a requirement.
